The one you can scale.I know successful business owners in the fitness industry, tanning salons, real estate, window coverings, maintenance, billboard, ATMs, etc.Generally, I would be skeptical of jumping into a business based on YouTube videos hosted by and featuring people that are likely primarily trying to sell you their respective courses.Small businesses can indeed be great investments, but they are hard.

The biggest things to compare: location, beds/baths, square footage, quality.Keep in mind, there may be ten other homes priced at $1800, but that doesn't mean they actually rent for that price.

The payments from the mortgage would cover a loan of this size as 12% interest.  

One already had electric heat in the upstairs unit and the other duplex needed a new boiler when we purchased it anyway, so we installed a new propane boiler for heat/hot water in the large unit and a couple Rinnais in the 1-bed unit.

Loss of income is another coverage that you will probably want to cover any period of time you can’t rent out the apartment due to a covered loss.
