Couple things you can do:1) Network with as many wholesalers and real estate agents to start building your pipeline of deals.2) Can you send out letters, cold call, door knock, etc to find deals?

It could be marketing your interest to motivated homeowners via yellow letters, post cards, cold calling, whisper messages, door knocking, driving for dollars, etc.Whatever method you select, use it constantly and relentlessly.

With all that being said, I already have a pre approval letter in hand, I would lean on your expertise and ask if it it is possible to go back and have these rehab dollars included?

@Kay Nemen I just try to figure out what fair market rent is, write a letter to the tenant, send it certified return receipt and give about 60 days notice.

In the future ALWAYS send notice VIA writing (whether VIA text or registered letter) and not verbally.
