I have a tendency to overthink things, so please bear with me.  

This is a bit contrarian, but it's the kind of thinking that rewards the patient and disciplined.There's a tendency to assume that Warren Buffet woke up one day as a billionaire, and although he did, it was not over-night success.

I ended up accepting their offer, so we will see.BTW, given that an inspection revealed no concerns other than it being at end of life, is there any argument for getting work done now as opposed to when the weather improves in a few months? 

There is also a tendency to bias towards expertise, and fair or not, high vote/post counts lend themselves towards at least the impression of expertise rather than the possibility of someone with just a whole lot of time on their hands. 

Hi Chet , I'm not sure if you have heard of freelancer.com , they basically offer a tender system where you put your prospective works out to a set price.

I just need an out to either repay them the money back if they require at end of term or hopefully keep reusing it to acquire new properties.

Vinyl plank, although exceptionally durable against water, has a tendency to move, peak and gash if you're speaking of the floating variety.

It is my opinion that, in many situations, this criticism is coming from a tendency to be lazy and is evidence that this person might be looking for a "get rich quick scheme" or are looking for a high yield savings account type of financial plan rather than actual investing.It is easy for anyone to throw money at a so called investment opportunity and lose all of his/her money for lack of doing any investigating, due diligence, or what some might call work.  

Without it, you risk not getting in contact with contractor at end of year and have no proof of independent contractor relationship.

For instance I've got $10k spread on 3 of the 4 versus what I paid and what they are worth and the 4th one I am buying on contract and have about $10k spread at end of 18 month note.It really does help to have people holding you accountable saying what have you done, what are you doing to keep the momentum going, etc.
