This is more of an equity play, and if you're going to live in it, then that is a material benefit as well, along with the cost seg benefits.Always think of your exit strategy when analyzing a deal.

Even with all the information available on line today investors seem to concentrate on techniques and methods, and do not learn the fundamentals necessary for analyzing  investment deals.  

BiggerPockets also has a calculator you can use to analyze deals and I highly recommend you start this as soon as possible, even if you are not ready to buy.
