It isn’t about the investors.This is why I think a lot of sponsors continue to make distributions despite poor operational performance, conceal the fact that their property values have fallen, and conduct investor update webinars to say “nothing to see here!  

Here are a few stats for the Jacksonville market and the rental portfolios we manage (over 4,100 properties):Property Management:- 98% rent collection- 672 homes rented with an avg duration of initial lease of 26.5 months - 581 leases renewed- Avg duration of resident stay of 54 months- Current occupancy 99%- Rents have rise 8% year over yearJax Market:- Med home sales price - $300k- Homes on market - 4,264- Home sold month prior - 1.17- Year over year appreciation - 15.7%  I just did a Jacksonville Real Estate Market Update on our weekly show and I do it every quarter. 

After posting a monthly market update for Milwaukee every month for the last 5 years and looking at the data every month and the dynamic that makes prices inch up month after month it is becoming more of a certainty to me than a possibility.Because the reasons don't change: we keep devaluating the paper dollar, we still have a chronic housing shortage and we are not building nearly enough to even keep up, let alone to catch up from the deficit we carry.

Thought I had a grasp on it, then noticed (around page 12,lol) a few updates to the strategy. 1.

My Albany Park property got $1,300 in 2015 for a 2 bedroom and now I get $1,700 and have not updated it. 

Expenses are essentially overstated, even though the P&L is correct (when I download transactions from the bank, it allows me to tell which account on the COA I want the credit to post to, but the Expenses screen doesn't update).Journal entries also don't show up on this screen.

I meant to just comment so I could follow the thread as it was updated.

But the neighbor calls Realtor A a couple of times for updates.
