I’m new in Jacksonville FL area and would like to ask your opinion based on your experience- what are the more quality neighborhoods in Jax for investments interns of good tenants? 

We also have consistent 5 star reviews across our MTM and the past week I've lowered the price to almost at cost but no solid leases yet just inquiries.Where else can we cross list and still get quality tenants?

I intend to grab another 20-30 properties; depending on quality, price points, etc.

Things do cost different things depending on where you go (ie if you go to different PM, they charge different prices because some offer different services and different qualities of service-using your first example 5 Guys vs McD.

Our underwriting focuses on the quality of the deal, relative to current value and arv of the property. 

Construction Quality is key, there are some that are really basic, minimum code spec, and others that are quite high end, where it was built, on site or in a building and moved is not as important as materials and practices.

Make sure it is good quality furniture, though!
