Have you considered other starting strategies like house hacking or live-in flips?

Thanks @Robin Simon I plan on reproducing this strategy in 2025 to buy 3-5 more. 

A primary residence will most often provide more favorable loan terms so if you are willing to wait one year while you living in your new property and are comfortable with renting out your primary residence to a tenant, then getting something such as an FHA loan is a good strategy to minimize your upfront costs and hopefully get better loan terms.

A strong agent who invests can help analyze deals, run comps, get rents, help you explore multiple investing strategies, strategize offers and negotiate best prices/concessions/ repairs. 

I love this strategy!
