It's the only no money down program I have found that will do duplexes or homes with legal accessory apartments.

Welcome to BP @Malik K.There are a few different househacking strategies to consider in the area with varying degrees of difficulty. 1) Legal multifamily2) Property with accessory dwelling unit3) Rent by the room/roommate situation.

If you can't even tell how many units a property is really supposed to have by doing a walkthrough, I would guess that the construction quality is not very good.Here's some guidance on how accessory units (to an SFR) would be viewed.  

Some cities in Canada have this strange rule where they do not allow accessory unit to be larger than 40% of total floor area. 

My husband and I submitted an offer on a single family house with an accessory dwelling unit studio in outer Los Angeles area.

Great guy, super knowledgeable, and when he saw the kitchen in the garden unit he said “Yeah, we’d have to rip all of this out because the ceiling height is too low meaning there’s no way it’s a legal unit.”The zoning is also RS-3 (2 units only, but apt. is in the Accessory Dwelling Unit zone) so to my knowledge we’d need to change the zoning.

We call it ADU here (accessory dwelling unit).

Do I contact the Zoning department first to see if I can convert the shed into an accessory dwelling unit, or do I contact Rental Registration department first to see if I can rent out a livable "shed"?

Grapevine seems to allow accessory buildings as long as they are not income producing..
