If you google your state lien law statutes, there's usually a statutory release form contained in the statutes, even though variations are sufficient as long as they contain all the proper language.

Couldn't do it...and one of the ones I passed on was a variation (more involved) of the 2% rule.It was all over the place because every market is different.

However, here it is possible to have a liability rider as part of your tenants insurance to cover damage to the property though neglect - there is even a variation for pet damage which we insist upon when we do allow a pet.

Rather, post a downloadable package of at least 3-5 possible variations on the same form and encourage people to compare/contrast versions so they know what they want.
