You want materials that are durable, cost effective, and available in the future.If you need to touch up the paint, you'll know what standard color and sheen it is because it is the same in all your units (bought in 5 gal drums rather than 1 gal at a time), not some custom blend color match for unit one and a different custom color for unit 2.

They spend some Saturdays and evening fixing some things up and doing some touch ups with paint etc. for a total cost of 2k.The house is now ready to rent and after they save for cap ex, repairs, vacancy and turn over, they plan to make $150 In cash flow each month ($1800 a year / 14k down = a 13% yearly return).The house takes 2 months from purchase, renovation, listing and tenanting.
