pretty rare out west your not going to buy a house for 500k and all of a sudden get an appraisal for 1.5 mil.but there was a ton of abuse pre 07.. 

Unfortunately the ESA classification has been abused by the "doesn't want to pay for pet" and "I'm specialer than everyone else" folk. 

The really thin stuff, the 1/4-in. drywall so often used to go over old plastered walls -- that's just ugly and does not stand up to the abuse that my rentals take.So I spend a lot of time steaming wallpaper in my properties.

How do you know that they don't abuse the trust between the two of you with this system?

It has come up directly in pubs related to EIC because people can abuse it with regard to that credit. 

If demand is met or exceeded, then this policy could have the potential to increase vacancies, lower rents and reduce property valuations for lower end real estate. if not, then the policy (if abused), may only serve to speed up the development of high-end rentals and consequential leave the low to mid end market largely unscathed. 

Whether it be past drug abuse, too many children, or whatever the reason.

I have dealt with "TEXT ASSAULTS/FACEBOOK Abuse" and held my tongue.

If you went with this exemption, most jurisdictions actually place a deed restriction that you can not sell for a year, to prevent abuse of the exemption.
