He has a portfolio here in MD, and wants to move to FL  in 3 years or so to focus on commercial  It is still for sale, and since then we have looked at a lot more houses and reread Investing in Real Estate with Low and and No Money Down.

I keep rereading this sentence trying to understand, what do you mean when you say:> "I’d rather have 18 properties that cash flow way more than just a few paid off properties cash flowing much less"Assuming equal renovation investment - properties that are paid off should cash flow more than properties that haven't correct?

I have been re-reading this a few times to really learn from it and each time I do, I realized, that post is an entire real estate class if someone is willing to really read and apply what you wrote.

I would re-read the cash flow quadrant - many investors forget that they can convert W2 income into "I" income.

-Commercial tenants are easier to evict-security cameras will probably stop the brake ins and lock drilling-have you RE-read the lease?
