I cannot imagine that having 1 thermostat for 2 units would be possible especially once we move out and have tenants in both units. 3rd unit dilemma The 3rd unit is not finished.

A few key points / takeaways from my perspective:1.

Good pro tip is to not tell the tenants you're moving into next door that you're the owner but just affiliated with the property manager.

You could certainly reach this demographic, but it could also cost you substantially more than the return.For the money, your best bet is probably a dedicated website for your property with the key words that you want to convey.

Add on top all of the Californians getting out of there and moving this way too, we'll see growth over the next 3-5 years+

My wife wants to move to a better neighborhood with good school districts and I'm for it.

But, as my wife and I have done this over the past 5 years, we have found it moves less and less each time, and that we are essentially living the life we envisioned 5 years ago when we started this process. 

It is done without prejudice and is simply a parting of the ways (eg tenant wants to move to another place, landlord wants to sell the property). 

Another trick from investers I’ve worked with is chatting up folks at local meetups who’ve recently navigated the same municipality.. they’re often happy to share how fast or slow things move.
