I am not siding with the homeowner that is facing foreclosure and leaving a pet behind… But I know from dealing with many of them, they are just not thinking correctly… I have had situations (while they were under this pressure) that their reasoning skills are not functioning probably… Probably from the stress they are under.No excuse for it… As I feel this is an awful thing for someone to do… I think that in desperate times… People will do desperate things…

If the sellers are desperate to sell and have the ability to, they can add $5000 of their own money to the $90,000 you pay for the property, and be able to pay off the mortgage and sell.

Generally an apartment complex at 75% or higher the seller isn't in enough trouble yet to make a deal. the property really needs to go back above 90% occupancy and stay there and repair things for 6 months to get top value or the seller has to lose more occupancy to get into the danger range of 30% to 70% where the sellers and the bank are desperate to do a deal.

I was doing research for the going rent around my area and found a few that stuck out because the rent was dirt cheap compared to all the rest, so i contacted them about the property and everyone replied with the same story that their job with the oilfield took them to Africa and they were desperate to rent their place.
