they got ahold of me on fb through one of my groups and claim to be a direct lender. they seem to good to be true. I want to make sure i dont get scammed out of $1,000's on my first big deal. thanks for any info.

Look for sellers who need to sell—due to financial strain, property issues, or other urgent situations.

Most of my fix-n-flips are financially at least second base hits, or home runs, but this one was barely a base hit. 

Not every trailer is built the same nor is every park in the same location, but more often than not they are a depreciating asset. 

If you are not starting from a very strong financial position and you do not have the ability to quickly stockpile cash quickly from other means then I definitely agree with that statement from the book.

That allows the payment to be low, manageable and easy to cash flow when you transition it into a rental.When you move out you will have more money in the bank, stronger assets, and be cash fluid in case you need to make an offer on more investment properties.

If you violate any of these rules you could blow up your IRA or 401k and the IRS could force you to distribute all of the assets in the IRA or 401k.
