I ask because I was running numbers on a demi-detached here in MD and although the cash flow made sense to me (50% of total amount) but the cash on cash ROI was not in double digits.

If that number hits double digits it could get a bit sketchier.

My GC also is very helpful in this regard, and I am also using Fiverr to get digital exterior and landscape design concepts.

We should have seen several years of low single digit depreciation, but we haven't.  2019 was a slow year, relatively speaking, then early to mid 2020 things were obviously slow.
