Newbies need to understand their limitations and not bite off more than they can chew in real estate, drafting legal contracts is not for those without legal experience......namely an attorney!

I have always rented to very reasonable people who I suspect would note the difference between a house that requires normal cleaning following a turnover and one that has urine stained carpets, chewed up woodwork, etc.
