While his friends play all day, the squirrel works hard all spring, summer, and fall to store up enough acorns to last through the winter.When winter comes, the squirrel can relax and enjoy the acorns he’s worked so hard to store up, while his friends, who didn’t think ahead, go hungry.This is essentially the model of retirement we’ve all been taught.

The model is very common and usually has mixed to poor results.

Our rents come in like clockwork and we are able to increase rents annually with the COLA afforded through HUD which makes it a pretty simple business model.  

The tankless models will often require some keyboard attendant (that was me) to run interference and get stuff going again.

The unit was used as a model in a local parade of homes event in June of 2008.

The Sponsorship's model had economic stabilized occupancy greater than today's current, historic and future forecasted physical occupancy.

When you run numbers through a model you realize that even with potentially higher rates, you'll refi a lower principal against higher rents and higher property value, so it is mostly an emotional conern rather than a financial issue.

Given my current business model for lending, my preference is to be the primary point of contact with my borrowers and to maintain a strong relationship with those individuals.  

In addition to that I love accounting and tax and love helping people and pointing them in the right direction even if our model isn't a fit for them hit me up any time!
