It's like a car, black cars show EVERYTHING, whereas white, silver, and tan allow you to get away with much less frequent car washes haha!  

That extra income is spent on the rental unit’s new furnace, the new washing machine or the after hours call to the plumber to unclog the toilet.When needed, I spend weekends making multiple trips to the hardware store to reseat toilets and replace garbage disposals, but please don’t confuse this with complaining, please understand that this rental unit is my part-time job and an investment in my future.

The loss occurred in mid Aug after the tenant moved in and started using the washing machine.  

Even if you try to grow grass in this it’s going to wash away.

I decided to just loose it on the market and wash my hands of it.

It does need some new sliding glass doors, power washing of the deck, some potential floor leveling, washer/dryer and potentially bathroom upgrades.
