What comes first questions are always two sided and can be answered that a lot of steps happen simultaneously.For example, don't spend too much time researching a business name, logo, or anything visual that can be changed.

@Jim Goebel I forgot to add that the contractor would remove any visually damaged joists (he will coat the rest with mold chemical)Also, the leak was below subfloor.  

There are a ton of risks when you can't get a visual update with what is going on with your property.

Visually it is kinda hard to see.But the vinly wood in the room does not look good, alot of it is raised and weird.
