I’ve hit my financial goal and can quit buying houses. 2025 goal: pay off my last two 401k loans I used to buy a couple houses and enjoy a second home we just bought for ourselves in November.

@Jun Lee Solo 401k is a great vehicle for investing!  

I would say the same for employees who need say a second advance on their wages (we allow one).I am willing to make a personal loan if an employee really needs it and you could consider doing it that way with a tenant in need.

Never used a DSCR loan in the past and have always understood those rates to be higher by a point or two in most cases. 

I'll take a guess why Mike got an LLC: the lender required it for a commercial loan.

@Rae Chris, finding a "0% down" loan is hard, if not impossible today, even with your first property as collateral.

Positive cash flow and low interest, i assume, long term loan is an enviable position that with time will produce larger cash flow.  

you do not want software its too expensive - you will want to use a third party loan servicer.
