I am also looking at a new company called Noshable that does grocery delivery precheck in and gives kickbacks as well.

Larger company -- tried to escalate to the owner. 

Also, make sure you have a great property management company who can be your "boots on the ground".

I work for a property management company in Milwaukee, a very hot rental market currently.

For full protection, your mortgage company will likely still require you to carry a landlord or dwelling policy.

The specific assistance organization, the screening of the tenant, the property, and the PM company that should be communicating with the tenant all play a role in the success of your investment in regards to tenants.

Adding the current mortgage and utilities would be roughly $1,350 resulting in a profit of $650/mo.
