Thank God"...I thought...All doors were locked so the Sheriff had to go in through a window to unlock it...the first thing we walk into is their dog that they left behind who is shaking scared and leaving feces all over the place.

Common sense dictates that those kinds of opportunities are ephemeral and elusive by their very nature.This probably works with properties that need some kind of repair, or where there is value to be unlocked by some kind of zoning change, etc...

It is an electric lock system that unlocks in the morning and locks around 6 pm local time daily (except weekends and holidays), and my property manager has an app that can monitor all of this (as well as lock/unlock the doors outside of normal hours).

You have every right to represent yourself in the transaction, while letting the listing agent take care of the menial tasks of writing up contracts, unlocking houses, making phone calls, etc.If the listing agent absolutely required that you had representation, she should have given you the opportunity to find your own agent as opposed to letting her "appoint" one to you...presumably someone who works on the same team or at least under the same broker.Ignoring those things, Ralph is on the right track.
