At only ~600/month seems almost as good as a heloc and I talked to my investment broker who said he's got an ultra safe home for the money with between 2 - 3 % return.   

which mind you is not as luxurious as it sounds, as where there is poverty, there is always the darkest sides of humanity, and I only know this because I came from poverty... yes, here in Hawaii... the side they don't share with you on TV and magazines... its tough here for locals sometimes, especially in markets like Hawaii where affordable housing is limited, and the normal market rents are just way too high for single income families.

We manage a wide variety of properties, from the average investment property to luxury living, SFH and MFH and even condos. 

It's pretty flexible in terms of the work that can be done, but I believe it doesn't allow for "luxury" renovation.

These are 50k+ luxury vehicles when new and my old one still drives and feels like it is one!

Ya know Section 8 and that sort of thing.But now we're going to be hitting the luxury space with our Short Term Rental business line so it's going to be a major change of pace from our normal operation of being the Section 8 beasts that we are.
