As for analysis you can use the BP calculators, but I recommend developing your own in Google sheets/ excel as it will help you understand the process and better tweak to the nuances of a given area or property.

After you place your first tenant, find ways that you can tweak your tenant screening process to make it better and more efficient.

I don't know about the rest of you, but I TEST and test and collect data and modify and tweak my systems to adapt to the test results.
