You can pick someone, they can pay before they move in and if they're great people who pay on time, genuinely take care of the place, never cause or have issues, and pay on time consistently, then property management is easy.

So they pick off a bunch of non equity homes  ( like what is going to happen in todays market  with many starting out that just want to land a deal and own doors.so they do about 35 of these over the course of 18 months  average delta is 200 to 300 a month and of course the drip income folks think Hey no money down and most of these were the no money or very little down variety since they had no real equity.

Texas DOJ is actively investing this...so maybe your one loan may never even get picked up by them - by why risk it?

So I've found the CSR's will constantly say stuff that wouldn't require a reply to try and get the chat to time out so they don't have to tell me they either can't figure out the issue or can't do anything about it, hoping if I time out of the chat (there's no way to pick it up, no way to have them email you a transcript, etc) that I'll just give up.
