BTW - that same formula is also used to set the RTT on sheriff sales, since those are almost always bought well below "fair market value" (but since that formula used doesn't take into consideration the usually terrible condition of properties in sheriff sale, it's not a true reflection of actual market value of such a purchase - but that's another topic altogether).

Some guys biggest challenge is being able to find money , some have plenty of money but cant put accurate financial projections together and get talked into buying terrible deals by clueless realtors in short skirts.

Some States don't have a terrible backlog...Florida does.

I know the guys working Colony here (WRI), and they are terribly overwhelmed and throwing people in places that wreck them and move out owing money in a few months.

The sealed chamber with the intake on the bottom is a TERRIBLE design and causes problems like this all the time, some of the units are now coming with a wrap around screen for the base of the tank as a first line of dust defense.
