My biggest piece of advice would be to fire fast and get cameras/alarm systems in place.

Specifically I see a solar system on the house but am wary because I do not know if it is a PPA or leased system... or owned for that matter. 

While margins may be equal or higher on cheaper deals, you need to do more of them to yield the same cash output versus one successful larger deal.  

I currently have RelayFi and love it, it has Profit First system integrated within its system. 

They may (or may not) be willing to show you how their system works.Another is that there are often two independent departments.

Your fear of the system is unjustified and would be elevated if you actually understood the law and how it is applied. 

The core market (hole of the donut) is booming and lots of young people moving to the city center and new apartments, condos, restaurants, amenities etc.Alot of the sun-belt is experiencing alot of net-migration...versus at least some cities in the Northeast not so much.
