The HEI/HEA is not feasible because of the percentages most companies are wanting to take (some are over 50% of the appreciation from the date of the HEA).The biggest question is that we'd be losing our 2.875% rate, which will be paid off in 15 yrs.

Starting the eviction process with a demand will only give you more piece of mind with clear future dates on when you will inevitably get possession back of your property if the tenant does not surrender.

From what I have read, providing a flexible closing date is the best thing you can do since the seller will only have 45 days to get into another property.
