Collect rental "land fees" since I would finance the home to the buyer and not the land underneath the home. ($175/mnth).Challenges would be: finding a good area to build (would need to be near/within a city in a decent enough location); permits & legal issues; and finding buyers if I ever do this (though I'm hoping that the no-money down 10-year financing will be enticing; I would check for proof of income instead of credit history).

There have been no changes to the structure whatsoever in the 8 years that the house has been built - therefore, if it was built as not a carport, and there have been no changes 8 years later, then it is still not a carport - no matter what is housed underneath the roof.

Off the top of my head this sounds like a hard money scenario, as your seller is going to need 20% down from you and 3-6 months seasoning if he is to sniff .80 on his note (which still leaves him at 64% of his asking price + your down payment).Try to see if he REALLY needs the cash now or if just wants out from underneath it.
