I replaced the blue shag ugly carpet with laminate flooring, paint throughout, new fans, all brush nickel fixtures, landscaping...total $3,500 in upgrades and I'm renting for $1,475 to a family of 3.

I've got an older dewalt drill that for some reason has stood the abuse of time and I've had forever, and we call it Ol stinky because it's old and needs new brushes, and every time my dewalt guy and me get to arguing he brings up ol stinky in his defense.

There was carpet on top of old carpet that had never been vacuumed, it reeked.I bought some Zinsser BIN, a disposable respirator, some brushes and went to work.

Make sure they use meter boxes with wide lids and yoke bars/setters so you can change the meter simply if it goes bad or pull it if your tenant doesn't pay (most have eyelets for locking it out but they are soft brass and easily cut).

All soft cost including the lot are fully paid for which was appraised @ $400k.

August was soft and pulls that average down to $11,838.

I assume this is because they can do soft pulls to monitor my credit.  

Curious to know what the secondary exit strategy is on your investment if the STR path doesn't work out (local regulatory changes, market softness, etc.).

What are the hard and soft skills required in order to be paid more.
