I rented a 2 br unit in a 4 unit building in Silver Spring, MD in 2012, and I didn't realize until recently how rare those types of buildings are in the DC area.

I know Myrtle Beach might be a little far from Columbia but @Pete Schmidt has some impressive work and is an investor himself. 

There is a lot of suburban growth away from the casinos.Plus, the strip is still the most significant concentration of consistent adult stupidity/debauchery, etc in America, a close second would be Bourbon Street, followed by maybe Miami Beach Ocean Drive.

Please let me know what you think about this deal the area is being revamp and its 2 blocks from main street and the beach.

To answer your question, I would look for a property management firm that specializes in vacation rentals (i.e. beach condos, oceanfront homes, etc.).

It’s become “normal” for us to walk properties Saturday morning’s, and be on the beach by 1PM with offers in play.

Cash flow isn’t great (~250/mo) so I’d like to get an estimate on what the place is worth and likely proceed to do a 1031 into something with a bit more cash flow (ideally a 2-4 unit) down in the Norfolk/Virginia Beach area.I have a property manager but I’m not thrilled with them so I’d like a recommendation from the BP community for a good real estate agent in the area.Thanks everyone!
