I’ve been in the real estate game for over two decades, and I’ve had my fair share of experiences with PM companies... some stellar, others not so much.Here’s what I’d suggest:Start Local: In OC, there’s a lot of value in picking a PM company that knows the ins and outs of the area.

Now, I have a portfolio of Short Term Rentals and Long Term Rentals.I’ve also helped other investors with their DSCR loans and flip projects.

Exposure is the name of the game.

A HELOC could help temporarily if you plan to payoff the balance quickly and are planning to save on monthly payments in the short term.  

If you have deep pockets, I think Austin will eventually reward you, but if you are a newbie in real estate looking to cash flow positive day one or shortly thereafter, Austin is probably not your best bet in TEXAS.

If so, you can't really pivot to short-term rentals there and have to capitalize on the inn vibe and in-house services.My major question is why is the current owner, who bought it after it sat vacant for twenty years, looking to sell you the problem they can't fix?
