I'm running into hangups with code section R302.3.1 which seemingly requires not only the floor separating the units to be fire rated but all the walls below supporting that floor to be fire rated (ie all exterior walls and load bearing interior walls on the first floor), which may mean extremely expensive fire rated windows at the lower unit.

In regards to the utilities being less, even if being metered separately, do you mean it would be less monetarily bc there are less site visits by said utilities installers therefor less charges?

Current systems and tools:- Assistant to manage payments, invoices, ensure rents come in and chat with tenants for issues- Melio for vendor payments- Baselane for banking - separate accounts for each rental and deposit- Google sheets for Income and Expense reporting- Azibo for rent collection automation with late fee automations- Drive for my leases, SOPs, and documentations of tenants move in/move outGoals of improved system:  ensure I have a read out of how each property is preforming month over month, check on big expense items, ensure vendors get paid, mortgages get paid and rent is coming in, generate APY on float and savings for any big CapEx that comes up, and make my life easier come tax season.Is there a single software people use or what do you do for your business systems to optimize all of this?

I've considered different options, such as refinancing this home to make the land a separate transaction or even selling my house to build a duplex, (since I am not sure if I will be able to get financing for the construction project if the land and this current home are on the same loan).
