I would also make sure the tenant was referred to the section of my lease that states: “…Any additions, improvements, or alterations to the Premises made by the tenant of a permanent or semi-permanent basis become the property of the Landlord.

its tax benefits.. the forced savings through mortgage pay down .. also being their own boss ( don't have to listen to a landlord and follow their rules) most homes that are sold FHA  just for the record  the Seller will almost 90% of the time have to give credits to the buyer for closing costs.. and there are down payment assistance programs.. and if your in semi rural area there is USDA 100% financing.

We live in the northern metro suburbs so we would want to keep the property semi close (within an hour) to us as I’d like to manage it ourselves, to start at least.I have been watching the public markets for some time now to get a gauge on what type of properties are listing for and also selling for.

Then when you scale up to 100 units, the work is actually LESS because a 100-unit apartment complex can afford a full time property manager and a semi-full time maintenance manager. 90% of the drama is gone and all you do is manage the property manager and ensure you increase its value through smart capex.
