We have a home under contract in NJ and the inspection revealed that the home has a modified cesspool that needs to be replaced.

Should I reveal to the seller that I'm a wholesaler and I have relationships with end buyers but need to sell each one separately or do I try to put them all under contract as I would a sf deal and just try to sell them to my end buyers before my 30-45 days are up?

If they typically build it out themselves, then their decision to sell this one as an approved subdivision instead is extremely revealing in regards to their own opinion of project viability...Based on the feeling I have about that area, without doing any real research, I personally wouldn't be jumping at the idea of building spec homes in the Tilton/Franklin market.

With that said you need to do a bit of homework because your test will reveal a great deal good or bad.  

Shop your property around (without revealing the address) and see if you can't get someone with deep pockets and lots of experience to be willing to partner with you.
