The good contractors have way more work than they can handle right now, for an extreme example, the guy who just restored the windows in my house said that he could book me to do some more for me in April 2022.

Force the mitigation before you buy or walk every other buyer will do the same if they have any savvy or are being helped by a marginally competent attorney or realtor.Your options as I see it:Have your attorney write up a contingency something like a credit of 3K will be granted from buyer to seller at closing with confirmation a licensed storage tank contractor under a permit has removed the tank and all landscaping restored.

Our utility company will not restore power to a new panel without a permit being inspected & signed off.Some years ago our neighbor in Palm Harbor decided to repair his own HAVC & it caught fire, causing a LOT of damage to the home.Like us he had also cancelled his insurance a year earlier, as our premiums had tripled after a severe wind storm & a lot of n/hood roof damage.

I have talked to several brokers who have told me that it is rare but possible...Trying to weigh the benefit of refinancing primary residence out of VA loan into conventional to restore VA entitlement for a purchase this summer.Advice has been to offer conventional loan with 15% down, then try to switch to VA loan with 10% down to have more cash for renovations- does this sound feasible?
