If they rent if for that first year and you have to repaint the place after they move out you could recover the cost through their security deposit, but after 2 or 3 years you won't stand up in court as the judge would side with the tenants that the repait would be considered wear and tear.

Provide your tenants with pre-addressed envelopes or have them deposit directly at your bank's local branch.Paint the walls with satin or semi-gloss sheen for ease of cleaning and longer periods between repainting.

I think the cabinets are re-usable if we re-painted/glossed them.the bathroom, new sinks, same stainless steel counter tops I suppose.

I plan to immediately have pro landscaping job done, replace exterior carpeting on stairwells and either replace wooden decks or have them repainted depending on cost.

I just renewed the lease another year for the tenants, yes, the same ones that brought bed bugs in but I thought it would financially be cheaper than going without rent for a month and repainting and cleaning that I footed 1/2 the bill for which by CT state law they could have forced me to pay the entire bill for.

Since then I've spent several hundred on servicing the furnace, I've replaced all the carpet with laminate, replaced the kitchen floor with tile, repainted much of the place multiple times, and done no small amount of other minor maintenance.
