Here is the situation:1) Buyer  bought a property and have two mortgages (Deed of Trusts) on the property from the same lender2) Buyer decided to refinance with the new bank (a new Deed of Trust), but the new deed of trust said this is a renew or extension of the first lien.3) The previous bank release the lien on the 1st mortgage.In this situation, does it make the 2nd Deed of Trust become the first lien since it record before then 3rd Deed of Trust?

I just switched my PM and right now i pay 7% , leasing fee of $300 and $100 renewal fee.

Many Landlords include a renewal clause that basically gives the Tenant three options: 1.

We typically do one year leases with the option to renew at the end of the lease.

I recently reached out to them to see if they were interested in renewing for another year. 

I have a lease renewal on April 1 for one of the two units where I cover the oil cost … on the basis I do the conversion in the spring, I’d subsequently be tasking tenant to cover their own nat gas bills going forward (starting this coming winter).

If they push back, let it go but let them know you won't be renewing their lease when it expires.

The current lease also says the tenants have the right to renew the lease for another year with it's current terms and rent rates, locking me in for another year on these rates.

My question is, if I take over the property, should I wait until lease renewal in November to ask for the 2,200 a month, or sooner? 

AZ typically calls for a 30-day notice to be given at least 30 days before the next renewal.
