Take some breakfast snacks and be at local Lowe's or Home Depot or local construction material location and show up around 6am.  

From what you've said, and what your interests seem to be, some type of agritourism might be an idea (farm to table type thing) for a Bed and Breakfast or larger country inn.

But then, you can fall back to more litigation and easement by necessity (and it's possible to lose that as you could get to your property by boat perhaps, that depends if the judge got a good breakfast that morning or if his wife made him fix his own).

I exercise first thing in the morning, eat the same thing for breakfast and lunch each day, have a modest/simple wardrobe, cycled through multiple 3rd party managers to find one that I could live with, consolidated to only two properties (this is important...focus on profit per property, not per door), buy value adds (once again, more profit per property...plus I can screw it up and still do okay...lots of cushion), and work through trial, error, and then success in your routine.REI (and life) is not linear.

Some we've done have been to buy a very large home and rent rooms either monthly or shorter term as in for Bed and Breakfast income.  

I'd market it as a retreat center- bed n breakfast- hunting camp - or something like that.
