I do things a little differently and I do not expect others to follow suit, though they may if they wish to.I find properties that are not on the MLS.

I have gotten seller financing from this exact set of steps, which may enable you to find a seller-financed property.  

As with any electronic item they can fail, so I keep an extra new lock on site at each property for maintenance to install if needed. 

I've done this with my properties because I'm well known in my small town and don't want people to know what I own.

Are they in distress, relocating, or simply tired of the property?

It doesn't appear that there was anything wrong with the property.

@Andreas Mathews admirable, but make sure you do some research so you understand what a PM can make.Starting your own PMC business will require 75-150 doors to make a decent living, depending on gross rents and your fee structre.Working for a SFR PMC as a PM, will require a RE license and you usually get paid a percentage of the gross rents the portfolio of owners/properties you manage generates.

I'm not a fan of selling a property that is performing in order to solve a short term problem.
