Today after making improvements to the properties it generates over $2,300 per month in cash flow.

I would sell that property in IL and chalk it up to a learning experience.

Unless you are getting a heck of a deal I would recommend avoiding a foundation issue property until you have a team of contractors that you can count on and can find out what the repairs would run. 

@Marquez Cadet Haven't used one in a while, but I am currently seeking bird dogs in Eastern PA, DE, NJ and Northern MD and am willing to pay $1000 per closed lead (paid when I close on buying the property).

My license helped to take a look at the properties for myself, write offer in short amount of time & also pocketed the agent fee.I spent 1 hour/week to manage my 21 SFH portfolio.
