This is tough to do by the way because you cannot predict the market but you can make educated assumptions based on what you know.If long term, as long as the cash flow is great, there is no reason for you to be concerned about appreciation for now.

@Keenan Rusk Refinance appraisals tend to be more conservative than purchase appraisals so it's a crapshoot to predict if the HVAC upgrade will pay dividends, but where it most definitely will help you get more money is eventually when you sell.

Without plans to get quotes from subs and finishes picked out or allowances for finishes given, it's impossible to accurately predict the build cost, but this should get you close enough to decide if you want to get an architect and builder involved and start down that road.
