I also don't like precious metals because they provide no income, so to invest in them you are demanding appreciation, which may or may not be there.I think anything you might do now would be tweaking rather than going a different direction due to highly uncertain times.

For me, I'll trade money for time anyday...there's plenty of money out there, but time is precious and limited...So, given these two options, I would take the 20% (plus the time savings of not having to deal with difficult tenants and neighborhoods) anyday...
