I have the ability to get these units built at very favorable costs and there are no real comps I can find so I am at a loss for planning my development strategy with regards to the size of loan I could reasonably get.This will be my first project and my partner's third but he self-financed the two others.

@Amanda Paugas I had one all set up until Covid hit and changed my plans.I was partnering with Oxford House. 

The current payoff is at ~$231,000 but my partner and I do not have the capital to close the deal.

My partner and I visited Detroit MI this past weekend and found 2 deals:TRIPLEX for $50k with ARV of $130k with one unit already rented at $1000 & the other two needing about $30k to rehab.

Having a "legitimate" management company not only helps me operate efficiently but also looks good when presenting to lenders and potential partners.

I work with some of them on a daily basis, I partner with them on deals, etc.

I put an offer in on the rental I currently occupy, but came in under where my landlord (and 1 partner in this property) were looking at to even entertain giving up a cash flowing property. - He bought this 4br/2ba for 285k put 20k +/- in and I rent for 2700.
