The property goes under contract and there is a form from the State that becomes a part of the contract package disclosing that the owner is a Realtor... simple.

Also, sellers don't believe that 100% financing is available; a solid POF package would contain not only the Approval letter from the lender but also a bank statement showing a minimum of unrestricted cash equal to at least 20% down.
