No offense to the girlfriend, but claiming something is illegal without understanding or supporting facts is what gives agents the bad rep of being misinformed, the bad rep that they continue to live up to.

I always ask prospects for their truthful opinions, "no offense taken".

If that number happens to be offensive to them cause they think it's worth way more than so be it, but if you're making ridiculously low offers just to see how low you can get it then you're probably gonna have to get used to some dramatic rejections.

No offense to any of the people contributing, but this is feeling like a dog chasing his own tail without some third party out there able and willing to service these notes at a reasonable cost that will allow the investor to be D/F compliant.

Not trying to be combative I just take offense to your words, "People that try to sell you a CAP RATE are either fools or hoping that you are one." 

Not to mention the assaults, burglaries, drug possession/manufacture/dealing, and sex offenses.  

Usually when I have seen repeat offenses like this its an "inside job".
