I strongly dislike the continued pressure of HomeAway to be in control of property for which they have contributed nothing and want to position myself with data and system independent of them but one which is compatible with HomeAway and is inexpensive. 

@Mark Shaffar  Dawns sharing her success for sure then her partner in CA doing a  POD cast and the next thing you know you spawned a new Turn key market there in Milwaukee.. so its good for the city ,,, contractors and others.. just puts pressure were very little existed with the local investors before it became popular. 

As an alternative to using the foundation company to verify, you could also used a plumber to do the pressure test.

What do you want to get if they do back out of the deal which creates more pressure for you to find a buyer more quickly?  

The outside would include sealing as well as pressure washing, followed by a paint job.  

When I saw the house I pulled over to the side and took a look around and it seems to be in a decent condition outside wise (roof looks fine just needs a pressure wash) maybe some new paint to spruce it up and some yard work, but other than that it looks decent..

We had seen something suspicious on our initial walk-around.In-ground septic failed a hydro/pressure test.

If they were pressuring you for an offer, before you had a chance to look at the property, then I understand the $10k offer.
