Whenever I call the SB County asking questions of what I would need to do in order to include that studio as part of the STR listing (put a bed in the studio), they have no answers for me.

I am from Los Angeles and my main concern is the snow/driving condition to the mountains. and regarding the 7% gross to SB county, is that true?

I spoke with their appraiser and he said since SB 9 eliminated residential zoning, he was allowed to use mulit family's as comps for properties with ADUs and JADUs.

I have a huge lot in North Hollywood (about 27k sqft) and would like to explore my investment options with SB 9 land split.
