Losing $50k through this is not ideal, but I’m fortunate that it is not a painful sum to lose.What I am seeking is advice on how to leave evidence in the public record that could be found by future landlords and limited partners vetting the GP, who’s seeking $8M total / $250k each from accredited investors per facility as he seems to have a plan to move around the country opening facilities.A $57k bill could be a devastating to many landlords, and I want to help prevent them from experiencing a similar situation. 

One thing similar in Toledo and Cleveland is that the areas are very pocketed, both good and bad right next to each other.

This is not optimal for return, but I have a similar issue with my properties that if there was not the recent interest hikes, I may have refinanced. 

You could room hack a single-family in a similar way, but what is your goal?

You could figure out roughly what range the properties you would be targeting would cost and use your own assumptions to come up with something similar.

You can see big differences between similar houses based on location, even within the same city, and quality or the property.
